Osmo Maintenance Oil is a fast-drying restorative oil developed to revive dull, tired and lightly worn oiled wooden floors without the disruption of completely sanding and refinishing the timber.
Applied exceptionally thinly, it works into the existing oil finish to restore protection, improve water repellency and revive the natural appearance of the floor. It is particularly valuable in entrances, hallways, kitchens, commercial areas and other locations where the original finish begins to look dry or worn through regular use.
Available in 3079 Clear Matt, 3081 Clear Satin, 3440 White Transparent and 3098 Clear Semi-Matt Anti-Slip R9, the selected Maintenance Oil should normally be matched to the sheen, colour and performance of the existing floor finish.

Maintenance Oil is one of the most effective products in the Osmo range
for restoring an oiled floor before it deteriorates to the point where
sanding becomes necessary. We often describe it as a moisturiser for an
oiled wooden floor: it revives the existing finish, restores protection
and then cures to form a durable maintenance layer.
The key is to use very little product. Work it thoroughly into the floor and remove all excess. Several exceptionally thin applications are far safer and more effective than one heavy coat, which may remain sticky, dry slowly and attract dirt.
Revive an Oiled Floor Without Full Sanding
Oiled wooden floors gradually lose sheen, colour depth and water repellency as they are walked on and repeatedly cleaned. This is especially noticeable in high-traffic areas such as entrances, corridors, kitchens and around dining tables.
Osmo Maintenance Oil is designed to restore these worn areas before the timber becomes completely bare. When applied at the right time, it can help postpone more disruptive sanding and complete recoating work.
This Is Not a Routine Floor Cleaner: Maintenance Oil is a restorative coating, not a substitute for regular cleaning. The floor must be thoroughly cleaned, rinsed where required and allowed to dry completely before the oil is applied.

Match the Existing Finish: Maintenance Oil can alter the sheen or appearance of the floor. Use Matt over matt finishes, Satin over satin finishes and White Transparent where a pale or white-pigmented appearance needs preserving. Always complete a test area first.
Compatible Floor Finishes
Osmo officially recommends Maintenance Oil for interior wooden flooring treated with Osmo Polyx-Oil. In our professional experience, it can also perform extremely well on many other sound hardwax-oiled and factory UV-oiled floors.

UV-Oiled Flooring:
Factory UV-oiled floors can be difficult to maintain because their cured
surfaces may accept very little conventional oil. Maintenance Oil is much
lighter and can often be worked into these finishes more effectively than
a full-bodied hardwax oil.
This is not guaranteed across every UV-oil manufacturer or floor construction. Always trial the complete cleaning, application and drying process in an inconspicuous area.
When Should Maintenance Oil Be Used?
- The floor looks dry or dull compared with less-used areas.
- Water no longer beads as effectively on the surface.
- Entrances and walkways have lost their original appearance.
- Light scuffs and handling marks have become visible.
- The surface remains intact but looks tired.
- You want to refresh the finish before bare timber becomes exposed.
- A full sanding and recoating process is not yet necessary.
When Is Maintenance Oil Not Enough?
- The timber is completely bare in high-traffic areas.
- The floor has become grey, blackened or heavily ingrained with dirt.
- There are deep scratches penetrating through the existing finish.
- The timber is water damaged or heavily stained.
- The existing finish is peeling, flaking or failing.
- The floor has been contaminated with silicone, polish or incompatible wax.
- A different colour or complete change of finish is required.
Do Not Wait Until the Timber Is Bare: Maintenance Oil works best while the original coating remains sound. Once dirt and wear have penetrated into bare timber, the floor may require sanding and a complete Polyx-Oil treatment instead.

Coverage and drying times are approximate. The existing finish, floor condition, temperature, humidity, airflow, application method and amount of product used will all affect the result.
Surface Preparation
- Vacuum or sweep the floor thoroughly to remove loose grit, dust and debris.
- Clean the floor thoroughly before applying Maintenance Oil.
- For heavier contamination, use Osmo Intensive Cleaner following the product instructions.
- Damp rinse with clean water where required to remove cleaner residues.
- Allow the floor to dry completely before applying oil.
- The surface must be free from grease, silicone, polish, soap residue and incompatible waxes.
- Inspect the floor for bare timber, deep scratches, water damage and areas requiring sanding.
- Stir Maintenance Oil thoroughly before and during application.
- Do not thin the product.
- Complete a representative trial area and allow it to dry before treating the full floor.
The Floor Must Be Completely Dry: Applying Maintenance Oil over moisture, cleaning residue or damp timber can cause patchiness, poor drying and an uneven finish.
How to Restore a Small Area
- Clean the area thoroughly and allow it to dry completely.
- Stir the Maintenance Oil thoroughly.
- Apply a very small quantity to an Osmo Easy Pad or clean lint-free cloth.
- Work the oil into the existing finish along the timber grain.
- Spread the product as far as possible into an exceptionally thin film.
- Check the area from several angles for wet patches, heavy marks or excess oil.
- Use a clean section of pad or cloth to remove all visible excess.
- Feather the edges carefully into the surrounding floor.
- Allow approximately 3–4 hours’ drying with good ventilation.
- If another application is genuinely required, wait until the first coat is fully dry and assess the appearance before proceeding.
Easy Pad Application:
Easy Pads are particularly effective because they allow excellent control
over the amount applied. Use one pad to work the oil into the finish and
a fresh, dry pad to remove the excess.
How to Restore a Brushed or Textured Floor
- Vacuum deeply into the grain and texture.
- Clean thoroughly and allow the floor to dry completely.
- Apply a minimal quantity of Maintenance Oil to a white pad.
- Work the pad with the grain so the oil reaches into the brushed texture.
- Avoid leaving oil pooled in grain lines, knots or deeper texture.
- Continue working the product until the surface looks evenly refreshed rather than visibly wet.
- Use a clean white pad or cloth to remove all excess.
- Maintain good ventilation while drying.
Do not use white-pad or single-disc buffing application with Maintenance Oil 3098 Anti-Slip.
How to Restore a Large Floor Area
- Vacuum and deep-clean the complete floor.
- Allow the surface to dry completely.
- Stir the Maintenance Oil thoroughly.
- Apply an exceptionally small quantity using an Osmo Double Blade Scraper or lightly loaded microfibre roller.
- Work in manageable sections and avoid overloading the floor.
- Immediately work the product into the existing finish using a white pad or suitable buffing machine.
- Continue buffing until no wet, heavy or smeared areas remain.
- Change pads when they become saturated.
- Check edges, corners and doorways carefully, as excess often collects in these areas.
- Maintain good ventilation and allow approximately 3–4 hours’ drying.
Remove Every Trace of Excess: Maintenance Oil should be worked into the existing finish rather than left sitting as a wet surface coating. Excess product can remain sticky, attract dirt and take far longer than expected to dry.
Thin Coats vs Heavy Application

Ventilation Is Essential: Low temperature, high humidity, restricted airflow and excessive product can all extend the drying time considerably.
Cleaning After Maintenance
Once the Maintenance Oil has dried, continue looking after the floor using cleaning products intended for oiled and waxed wood.
- Vacuum or dust mop regularly to remove abrasive grit.
- Damp clean using Osmo Wash & Care .
- Use a well-wrung mop and avoid saturating the timber.
- Wipe up spillages promptly.
- Avoid steam cleaners.
- Avoid washing-up liquid and general-purpose detergents.
- Avoid bleach, bicarbonate of soda and abrasive household cleaners.
- Reapply Maintenance Oil when signs of wear return.

Oil-Soaked Cloth Safety: Cloths, pads and absorbent materials contaminated with drying oils can generate heat while curing. Lay them flat outdoors to dry safely or store them in a suitable sealed metal container before disposal in accordance with the safety data.
